Investor: Looking for Purchase Lease Option Agreements

My current criteria are:
• Location: Sutton & Surrey County (Guildford, Woking, Weybridge, Esher, Epsom, Leatherhead, Reigate, Redhill, Dorking, Godalming, Farnham, Camberley, Staines and surrounding areas)
    Area preference wise.

• Property: Houses preferred; flats considered
• Property Criteria

Any size
Any price
Any type (flat, house, bungalow etc)
Habitable

• Term: Ideally 3–24 months, although I will consider longer terms for the right opportunity
• Structure: Monthly payment to the owner during the agreed period, followed by purchase at an agreed price
• Seller: Owner who wants to sell but is willing to defer completion and receive monthly income meanwhile
• Open to: Motivated sellers, tired landlords, probate/inheritance situations, relocation, delayed sales, negative equity and other situations where a delayed completion could solve the seller’s problem
• Deal type:
I am looking for deals for Purchase lease option (PLO) as top priority.

• I am prepared to pay a reasonable sourcing/deal-packaging fee for a genuine opportunity
• I want the full numbers before paying a substantial fee: property value, agreed purchase price, monthly payment, option/consideration fee, term, estimated rent, mortgage position if relevant, and seller circumstances.
