For Investors

1. What is Sylvest, and how does it work?

Sylvest is a marketplace that connects property investors with deal sourcers. Investors browse listed property deals, and once they find a deal of interest, they can proceed to connect with the sourcer by paying a small introduction fee.

2. What is the difference between a deal sourcer, a deal packager, and direct-to-vendor opportunities?

  • Deal Sourcer: Finds property deals and provides basic details.
  • Deal Packager: Offers a full-service package, including financial projections, due diligence, and structured deals.
  • Direct-to-Vendor: Deals directly with the property owner, requiring you to handle all negotiations and research independently.

3. What fees do I pay as an investor?

You only pay a 20% introduction fee based on the sourcer’s finder’s fee when you proceed with a deal. This grants you access to the sourcer’s contact details and additional information about the deal.

4. How do I know if a property deal is legitimate?

Sylvest ensures that deal sourcers meet a basic verification process. However, we strongly recommend investors conduct their own due diligence on all property deals before proceeding.

5. Are the deals exclusive to Sylvest?

Many deals listed on Sylvest are off-market opportunities that are not publicly available, giving you access to exclusive investment opportunities.
